Sunteck Realty Limited has made Andheri East one of its most active fronts in the Mumbai Metropolitan Region. The move into Andheri East is not opportunistic — it is the product of two separately executed, capital-intensive transactions within a single financial year, each addressing a different land complexity in the same micro-market.
Sunteck acquired a two-acre land parcel off Andheri–Kurla Road with an estimated gross development value of approximately ₹2,500 crore. The site had been subject to long-standing land-level litigation spanning over a decade involving multiple stakeholders, which Sunteck resolved to secure clear ownership and unlock the site's development potential. Separately, the company was appointed developer for the redevelopment of a housing society in Andheri East with a gross development value estimated at ₹1,100 crore, on a 2.5-acre parcel near the Western Express Highway, expected to generate approximately 2.75 lakh square feet of free sale area.
This marks Sunteck's third strategic portfolio addition in the financial year, following acquisitions in Mira Road and Andheri East, further strengthening its presence across Mumbai's western suburbs. Kamal Khetan, characterised the rationale plainly: "In a high-demand location like Andheri East, where quality, branded supply remains limited, this site presents a strong opportunity to deliver a differentiated, value-accretive development."
The project that channel partners and buyers are tracking as Sunteck Andheri East Airport Road is a residential development on the 2.5-acre land parcel. Spread across 2.5 acres, the development offers 1 BHK, 2 BHK, and 3 BHK configurations, with high-rise towers positioned within a gated community format. Amenities include a gymnasium, children's recreational parks, landscaped greenery, a swimming pool, jogging tracks, a clubhouse, 100% power backup, designated parking, and 24/7 security.
The project is surrounded by reputed educational institutions, including Bombay Cambridge International School, and hospitals such as SevenHills Hospital and Holy Spirit Hospital. Connectivity from the site runs via the Western Express Highway, Andheri Railway Station, Metro Lines 1 and 7, and proximity to Chhatrapati Shivaji Maharaj International Airport. The project is expected to be completed within three to four years from the commencement of construction.

Airport Road — formally part of the Mathuradas Vasanji Road and Andheri–Kurla Road corridor — sits at the intersection of Andheri East's two defining functions: corporate employment and airport access. The Andheri–Kurla Road submarket accounts for 15% of total office leasing in Mumbai, and the vicinity including Powai and Andheri East serves as one of the city's largest IT/ITeS hubs, attracting technology firms for satellite offices and R&D centres.

Sunteck Crest is a commercial office project in Andheri East, offering proximity to BKC, Versova, Bandra, and the international airport, with SEEPZ and MIDC nine minutes away by road. That commercial presence, combined with the two new residential-scale land positions, points to a multi-format strategy in this one micro-market rather than a single-project play.
