Where Signature Island established Sunteck's residential credentials in BKC, Sunteck BKC 51 extends that presence into Grade-A commercial real estate immediately adjoining the business district. Positioned just off Bandra Kurla Complex, it is built as a Grade-A office development for forward-thinking businesses, blending premium architecture with future-ready facilities. The project sits on LBS Marg opposite Equinox Business Park, within the commercial catchment that BKC has expanded into as core-BKC land has become scarce.
The scale is deliberately boutique rather than mass commercial floor plate: the project spans 0.58 acres across a single tower of 11 floors, offering 77 units with carpet areas ranging from 490 to 3,700 square feet. Sunteck Realty leased approximately 200,000 square feet of built-up area of Sunteck BKC51 to Upgrad Education Private Limited, for a term of 29 years. Upgrad agreed to starting rentals of close to Rs 300 per square foot per month on carpet area, with total revenue from the lease expected to reach close to Rs 2,000 crore over its tenure. A JLL leasing advisory head noted at the time that BKC is the financial hub of India's financial capital, offering a combination of world-class infrastructure and proximity to the airport, railway stations, and the eastern and western corridors. Social infrastructure around a Sunteck address in this belt spans the recently opened Jio World Centre and NMACC (Nita Mukesh Ambani Cultural Centre) for culture and business events, alongside established hospitals and international schools that serve the resident and working population of the district.
