Sunteck Mira Road JDA Project Is Now Named Sunteck Belvedere Park

Published

The residential development on Mira Road in Mumbai's Mira-Bhayandar area, previously marketed as SUNTECK MIRA ROAD JDA, is now named SUNTECK BELVEDERE PARK. The project is being developed by Sunteck Realty Limited on a site in Kashimira, Mira Road East.

The change affects the name alone. It is the same development, at the same location, and it appears on the same page of the developer's website. The project is among the key launches Sunteck has planned for the second half of FY27, which runs from October 2026 to March 2027.

Project details

The project spans approximately 3.5 acres of land under a joint development agreement, with direct frontage on the Western Express Highway. Two towers of G+55 floors are planned on the site. The homes are offered in two configurations: 2 BHK apartments with carpet areas of 650 to 750 sq ft, and 3 BHK apartments with carpet areas of 950 to 1050 sq ft.

Indicative all-inclusive prices, covering base cost, stamp duty, registration charges, GST and possession charges, are listed as follows:

  • 2 BHK, 650 sq ft carpet: Rs 1.48 crore
  • 2 BHK, 750 sq ft carpet: Rs 1.71 crore
  • 3 BHK, 950 sq ft carpet: Rs 2.16 crore
  • 3 BHK, 1050 sq ft carpet: Rs 2.39 crore

The payment structure is a Construction Link Plan, under which payments follow construction progress, with home loans of up to 90 percent of the price available. The minimum down payment is Rs 22 lakh for the 650 sq ft homes and Rs 26 lakh for the 750 sq ft homes.

Construction stood at about 5 percent completion as of 13 September 2026. The developer's target possession date is 1 December 2030, and the expected possession date under RERA is 1 December 2032.

Each floor is planned with six flats served by two lifts and one staircase. The project lists more than 25 amenities, including a clubhouse, gymnasium, swimming pool, mini theatre and jogging track. Internal finishes include vitrified tiles, branded fittings and a kitchen platform.

Location and connectivity

The site lies in Kashimira, Mira Road East, within Mira-Bhayandar in Thane district, under pin code 401107. Miragaon metro station on Metro Line 9 is about 450 metres from the project. The line's first phase, a 4.5 km stretch from Dahisar East to Kashigaon with four stations, has been operational since April 2026. The full line will run 13.58 km with 10 stations from Mira-Bhayandar to Chhatrapati Shivaji Maharaj International Airport.

Mira Road railway station on the Western Line is a short distance away, with slow trains to Dadar in about 45 minutes and to Churchgate in roughly 70 to 75 minutes. DMart is about 1.1 km from the project and Thakur Mall about 1.5 km.

The Maharashtra government approved Metro Line 13 on 18 August 2026. The 25.03 km corridor will link Mira Road with Vasai, Nalasopara, Naigaon and Virar, with an estimated cost of Rs 17,724.99 crore and implementation by MMRDA. Completion is targeted within five years of approval, around 2031.
