Sunteck Realty Achieves GRESB Score of 99/100 and 5-Star Rating for FY25, Reinforcing ESG Leadership

Sunteck Realty Achieves GRESB Score of 99/100, Earning Rare 5-Star Rating

Sunteck Realty has achieved an exceptional GRESB (Global Real Estate Sustainability Benchmark) score of 99/100 and a prestigious 5-star rating for FY25, highlighting its commitment to environmental, social, and governance (ESG) practices. The developer announced the achievement in its Q3 FY26 investor materials released on 28 January 2026.

This represents a significant 3-point improvement over the previous year, reflecting sustained momentum in the company's sustainability programme. With an impressive score of 99 out of 100, Sunteck Realty has outperformed the peer average, further reinforcing its leadership position in the industry.

What the GRESB Rating Means

The Global Real Estate Sustainability Benchmark (GRESB) is an internationally recognized standard for assessing the sustainability performance of real estate portfolios and infrastructure assets, conducting annual evaluations across environmental, social, and governance (ESG) factors. GRESB employs a 1 to 5-star rating system, where a 5-star rating signifies exceptional ESG leadership.

The GRESB Score is expressed as a percentage from 0 to 100, with every quintile and corresponding rating containing 20% of all participating companies and funds. Participants receive a GRESB Score, which reflects their overall ESG performance and allows for comparison among peers while helping to attract investors who are increasingly considering sustainability criteria in their investment decisions.

Complementary Global ESG Recognition

Sunteck's GRESB achievement sits within a broader pattern of ESG excellence. Beyond financial growth, Sunteck Realty solidified its position as a leader in sustainability, achieving an ESG score of 78 in the 2025 Dow Jones Sustainability Index (DJSI). In February 2026, the company's ESG performance improved from 59 in 2024 to 78 in 2025 in the S&P Global Corporate Sustainability Assessment, with this performance placing Sunteck Realty well above the industry average CSA score of 30 in the Real Estate Management & Development sector.

Sustainability Strategy and Asset Integration

Over the years, Sunteck Realty has steadily invested in green building practices, enhanced resource efficiency, and climate risk mitigation initiatives, while prioritising safe and inclusive workplaces, employee skill development, and meaningful community engagement. Earning the prestigious 5-star GRESB rating establishes Sunteck as a global leader in sustainable real estate, and the achievement is a testament to the company's strategic focus on embedding sustainability into both its operations and development projects.

Further validating its sustainability-led approach, 4th Avenue at Sunteck City was recognised at the International Asia Pacific Property Awards (UK 2024–25) under the 'Sustainable Residential Development' category.

Portfolio and Company Scale

The company focuses on a city-centric development portfolio of about 52.5 million square feet spread across 32 projects. Sunteck Realty has differentiated its projects under six brands — 'Signature': Uber luxury residences, 'Signia': Ultra luxury residences, 'Sunteck City' & 'Sunteck Park': Premium luxury residences, 'Sunteck Beach Residences': Marquee Luxury Destination, 'Sunteck World': Aspirational luxury residences, and 'Sunteck': Commercial & Retail developments.

The company has been a trendsetter in creating iconic destinations such as the flagship project, Signature Island at Bandra Kurla Complex (BKC), Sunteck City in Oshiwara District Centre (ODC), Goregaon and SunteckWorld at Naigaon — the largest township of MMR's Western Suburbs.

Financial Discipline and Capital Allocation

The GRESB achievement comes alongside strong financial performance in FY26. The company's robust financial health is further validated by its AA Long-term credit rating from India Ratings (Fitch). Sunteck continues to exhibit exceptional financial prudence, reporting an industry-leading Net Debt to Equity ratio of 0.06x.

Recently, the company formed a joint investment platform with IFC – World Bank Group of up to Rs 750 crore focused on developing high-quality green urban large-scale housing projects in the Mumbai Metropolitan Region, targeting the mid-income demographic and planning to develop 4 to 6 green housing projects comprising around 12,000 units. This partnership underscores the alignment between Sunteck's sustainability mandate and institutional capital focused on green urban development.
