Sunteck Realty Builds an 11.5-Acre Borivali West Holding With New 4.5-Acre Buy

Published

Sunteck Realty Limited has added a 4.5-acre land parcel at Borivali West in Mumbai. The acquisition was made through its wholly owned subsidiary by way of an outright purchase during the July to September 2026 quarter, and the company disclosed it to the stock exchange in a filing dated 5 October 2026. The plot lies adjacent to New Link Road.

The new parcel adjoins the 7-acre site the developer already holds in the same micro-market, so the two land holdings now form a single consolidated 11.5-acre project. The company estimates a gross development value of Rs 8,000 crore for the combined site, of which the newly acquired land accounts for Rs 3,000 crore. The company has stated that the transaction does not qualify as a related party transaction under SEBI listing regulations.

What the acquisition brings together

With the addition, the developer's assembled landholding at Borivali West rises from seven acres to 11.5 acres. Kamal Khetan, Executive Chairman and Managing Director, said the enlarged site will allow better project design and a superior product, placing it among the largest projects in that micro-market. The earlier 7-acre parcel was secured in 2021 under a joint development agreement, with about one million square feet of development potential.

  • New parcel: approximately 4.5 acres adjoining New Link Road, Borivali West
  • Consolidated site: 11.5 acres as a single project
  • Estimated GDV: Rs 3,000 crore for the new parcel and Rs 8,000 crore for the consolidated project
  • Acquisition route: outright purchase by a wholly owned subsidiary
  • Planned product: luxury residential development

The location

Borivali West is served by New Link Road and Lokmanya Tilak Road, which connect the neighbourhood to the rest of the western suburbs. The area is close to Borivali railway station, one of the larger stations on the Western Line that runs between Churchgate and Virar. The Western Express Highway, which links the Bhayander, Mira Road and Dahisar belt with Vile Parle, Bandra and South Mumbai via the Bandra-Worli Sea Link, is also within reach.

Metro connectivity has grown in recent years. The first phase of Metro Line 2A, which runs through the area, opened to the public on 2 April 2022. Mumbai Metro Line 7 serves neighbouring Borivali East, and the Thane-Borivali twin tunnel and a planned Red Line extension toward Mira Bhayandar are among the infrastructure projects expected to strengthen the corridor further. Press reports describe Borivali West as a high-density area with strong connectivity and a preferred location for residential projects.

Sunteck Realty's footprint

Sunteck Realty was founded in 1981 and is listed on the National Stock Exchange and the BSE. Its city-centric development portfolio covers about 52.2 million square feet across 32 major projects in ten micro-markets within the Mumbai Metropolitan Region.

In the July to September 2026 quarter, the company reported revenue of about Rs 321 crore, up 27 per cent year on year, and profit after tax of about Rs 57 crore, up 17 per cent. Pre-sales reached Rs 824 crore, up 17 per cent. For the first half of FY27, pre-sales stood at Rs 1,611 crore, up 19 per cent, and net operating cash flow was about Rs 347 crore. Net debt-to-equity was 0.09 times. The company has set a pre-sales growth target of 25 per cent for FY27. The board approved the quarter's results on 26 October 2026, and management discussed them on an earnings call on 27 October.

Sunteck's earlier Mira Road and Andheri land purchases follow the same pattern of adding large parcels in established suburbs and developing them into phased residential projects, a model that the Borivali West consolidation extends.

What comes next

A Borivali West phase features among the company's planned launches in the second half of FY27, which runs from October 2026 to March 2027. The company's FY27 launch pipeline, excluding Dubai, is Rs 7,000 crore, weighted towards the second half of the year. Management's pipeline also includes the Belvedere Park project on a 3.5-acre parcel in Mira Road, with a GDV of Rs 1,200 crore, and a residential redevelopment on the Western Express Highway in Andheri with a planned launch GDV of Rs 1,250 crore to Rs 1,500 crore.

For readers tracking the Borivali West site, the next milestones will be the timing of the first launch and the conversion of the consolidated land into saleable inventory. Those details will shape how quickly the 11.5-acre holding contributes to the company's sales over the coming quarters.
