Sunteck Realty Launches 5th Avenue ODC: ₹1,250 Crore Ultra-Luxury Tower in Goregaon West

Sunteck Realty Limited has announced plans to launch a new ultra-luxury residential project in Goregaon West, Mumbai, with an investment of approximately ₹1,250 crore. The project will be a 42 storey tower planned on a three-acre land parcel, comprising 225 apartments with large 3BHK and 4BHK configurations, private elevator access and lobbies.

The development will feature premium apartments, extensive lifestyle amenities, and a mixed-use commercial component, with an estimated total GDV of ₹3,000 crore.

Scale and Configuration

The 42-floor tower will offer up to 225 ultra-luxury 3 & 4 BHK residences, each with private elevators and exclusive lobbies, priced from ₹36,000 per sq. ft. The homes will offer views such as Mumbai skyline and views overlooking the Aarey Forest.

Amenities and Design

The development will include more than 100,000 square feet of lifestyle and recreational amenities. Planned features include a large double-height luxury lobby spanning around 21,000 square feet, landscaped green decks, and dedicated leisure zones. An exclusive residents' club is also part of the plan, aimed at providing comprehensive lifestyle facilities within the complex.

The proposed development is designed by renowned architect James Law, an award-winning design visionary from Hong Kong who has successfully designed many iconic buildings around the globe.

Mixed-Use Ecosystem

In addition to the residential component, Sunteck Realty plans to develop a mixed-use zone adjacent to the project. This is expected to include fine-dining restaurants, cafés, boutique retail outlets, and a Grade-A commercial office tower.

Location and Connectivity

The development enjoys strong connectivity via Metro Lines 2A, 7 & upcoming Line 6, Ram Mandir station, and key arterial roads, near Andheri and Lokhandwala. It is well connected through the Ram Mandir train station and Metro lines 2A and 7, as well as lines 6 that are in the development stages, as well as through arterial roads like Western Express Highway, SV Road, and Link Road.
