Sunteck Realty Opens Pre-Launch of Sunteck Belvedere Park in Mira Road East

Sunteck Realty has begun the pre-launch phase of Sunteck Belvedere Park, a residential project on the Western Express Highway in Mira Road East, Mumbai. The scheme is planned as two towers of roughly 50 storeys each, offering 2 BHK and 3 BHK deck residences. Management plans to launch the project in the second half of FY27, with the approvals process moving in parallel.
The project sits on a land parcel of about 3.5 acres, or roughly 13,500 sq m, held under a joint development agreement signed in 2025. The development is set to deliver about 5.5 lakh sq ft of carpet area, and management has put the gross development value at Rs 1,200 to 1,400 crore. Those figures make Sunteck Belvedere Park one of the larger residential schemes the developer has announced in the Mira Road belt.
Project details for prospective buyers
The homes are arranged as 2 BHK and 3 BHK residences with carpet areas of about 650 to 1,050 sq ft. The listing shows a 650 sq ft unit at about Rs 1.48 crore and a 750 sq ft unit at about Rs 1.71 crore, with both prices quoted all-inclusive. Buyers should expect a minimum down payment of around Rs 22 to 26 lakh, with parking charged separately. Car parking is listed at Rs 7.5 lakh on a podium arrangement.
Each floor has six flats served by two lifts and a staircase per tower. Private decks are part of the design, and the developer highlights lifetime views of the national park from the homes.
The project offers more than 50,000 sq ft of lifestyle spaces, including:

Construction on the site was about 5 percent complete by 13 September 2026, according to the listing. The target possession date is December 2030, while the RERA-based possession date is December 2032.
The location
Sunteck Belvedere Park is positioned directly on the Western Express Highway, giving residents immediate access to the arterial road that links the northern suburbs of Mumbai. The Miragaon metro station is about 450 metres away, roughly a four-minute walk, and Mira Road railway station is about 11 minutes away. DMart and Thakur Mall are within about 1.1 km and 1.5 km respectively, covering everyday shopping needs.
The area is also set for significant transport upgrades. The Maharashtra government approved Metro Line 13 on 18 August 2026, a 25.03 km corridor linking Mira Road with Vasai, Nalasopara, Naigaon and Virar. The estimated cost is Rs 17,724.99 crore, and the project is being implemented by MMRDA with completion targeted within five years of approval. Metro Line 9 already has its first phase running, and the full 13.58 km line is planned to connect Mira-Bhayandar with CSMIA Airport. A proposed double-decker flyover between Kashimira Junction and Mira Road on the Western Express Highway is also intended to ease one of the area's long-standing traffic bottlenecks.
The developer
Sunteck Realty Limited has built its Mira Road presence around its earlier project, Sunteck Sky Park, which management describes as the first of the developer's successes in the area. Sunteck Belvedere Park is positioned as the second. A sales experience lounge is already open on the Western Express Highway to serve buyers in the locality.
What comes next
The next milestones are the formal launch in the second half of FY27, which runs from October 2026 to March 2027, and the RERA registration that the developer intends to obtain before 31 March 2027. Management says the approvals are close and the launch will follow their issue.
