Sunteck Realty Readies Bima Nagar Andheri East Redevelopment for H2 FY27 Launch
Published
Sunteck Realty has moved its redevelopment of the Bima Nagar housing society in Andheri East, Mumbai, a step closer to the market. Management has reaffirmed that the project is on track for a launch in the second half of FY27, which runs from October 2026 to March 2027. The project is currently at the pre-launch stage, with the developer already appointed for the society's redevelopment.
The scheme covers a 2.5-acre plot of land near the Western Express Highway, where a housing society built for LIC employees in 1968 stands today with about 11 ageing buildings. Sunteck Realty was appointed as developer for the redevelopment in May 2025, a mandate that was filed with the stock exchange on 29 May 2025. The project's development potential is over one million sq ft, which includes about 2.75 lakh sq ft of free sale area. The gross development value was estimated at Rs 1,100 crore at the time of appointment, and the October 2026 management commentary placed the figure in a range of Rs 1,250 to 1,500 crore for the Andheri WEH redevelopment.
Project details at a glance
The redevelopment is planned as a residential scheme that rehabilitates the existing society members and adds a free sale component for new buyers. Because the society's rehabilitation layout forms the base of the design, the free sale area is the portion that will be offered to the open market once the launch takes place.

The location
The site sits near the Western Express Highway in Andheri East, one of the most established residential and commercial corridors in the western suburbs of Mumbai. The plot has access to the metro network and to the Chhatrapati Shivaji Maharaj International Airport, which keeps the locality connected to the central business districts of the city and to the business parks of Powai and BKC. Average rates in the surrounding area were around Rs 35,163 per sq ft in the first quarter of 2025 and about Rs 32,736 per sq ft in the fourth quarter of 2025, which gives an indication of the price band a new project in the micro-market will be benchmarked against.
About Sunteck Realty
Sunteck Realty is a Mumbai-based developer with a long record of residential projects across the Mumbai Metropolitan Region, including launches in Goregaon and Naigaon. The company has built its portfolio around mid-market and premium homes in high-demand suburbs, and its focus on Mumbai has given it a deep understanding of redevelopment, where the process of rehousing existing residents runs alongside the sale of new homes. The Bima Nagar scheme extends that approach into a society-led redevelopment in Andheri East.
What comes next
The next milestone is the launch, which management has placed in the second half of FY27. Construction is expected to take three to four years from its start, after which the completed buildings will be handed over to the society. Further details on the layout, unit types and pricing are expected to be shared closer to the launch window, and the project will be followed through the stages from launch to handover.
