Sunteck Realty Maps Second-Half Launches in Mira Road and Andheri

Published

On its October 27, 2026 earnings call, Sunteck Realty Limited set out its launch plan for the second half of FY27, which runs from October 2026 to March 2027. The Mumbai-based developer named Sunteck Belvedere Park in Mira Road East and a residential redevelopment on the Western Express Highway in Andheri as the two key launches for the period. The pipeline, excluding Dubai, carries about Rs 7,000 crore of gross development value (GDV).

Chairman and Managing Director Kamal Khetan said he expects Belvedere Park to become the company's second successful project in Mira Road, following Sunteck SkyPark. The call also came a day after the company reported its second-quarter FY27 results, which showed a net profit of about Rs 57 crore, up 17% year on year, and revenue from operations of about Rs 321 crore, up 27%.

Project details and planned launches

Sunteck Belvedere Park is planned on about 3.5 acres in Kashimira, near the Western Express Highway in Mira Road East. The project is planned as two towers rising to G+55 floors, with 2 BHK and 3 BHK residences ranging from 650 to 1,050 sq ft in carpet area. The planned GDV for the project is between Rs 1,200 crore and Rs 1,400 crore. The land was secured under a joint development agreement signed in 2025, with development potential of about 5.5 lakh sq ft.

The Andheri redevelopment on the Western Express Highway is planned with a GDV between Rs 1,250 crore and Rs 1,500 crore. The site covers about 2.5 acres. The company acquired the parcel at a GDV of Rs 1,250 crore.

Beyond the two headline launches, management outlined further activity for the period:

  • A new tower at Sunteck City ODC in Goregaon West
  • Altavia tower two in the Oshiwara District Centre
  • A Borivali West phase, on an assembled holding of 11.5 acres
  • Additional towers at Sunteck Beach Residences in Vasai West
  • New launches at Sunteck World

In Borivali West, the company bought a 4.5-acre parcel outright during the second quarter, which lifted its assembled holding in the area to 11.5 acres with an estimated GDV of about Rs 8,000 crore. It also acquired a 1.8-acre parcel in the Andheri Kurla-Sahar belt at a GDV of Rs 2,500 crore. Management said the extra tower at Sunteck City ODC and the Andheri project are on track.

Khetan explained that the Mira Road project had been left out of the GDV figure last quarter because approvals were still awaited, and that the company is now close to securing them.

The location

Mira Road East is served by the Western Express Highway, Ghodbunder Road, Uttan Road, Mira Gaon Road and New Link Road. Mira Road railway station on the Western Line is the main rail link. The Western Express Highway runs north to south from Mira Road to Bandra and connects to Chhatrapati Shivaji Maharaj International Airport.

Metro Line 9 is a 13.58 km elevated corridor from Dahisar East to Mira-Bhayandar with 10 stations. Miragaon station on the line opened on April 7, 2026. A proposed double-decker flyover between Kashimira Junction and Mira Road aims to ease the bottleneck on the Western Express Highway. Management said demand across Mumbai Metropolitan Region micro-markets, including Mira Road and Andheri, remains strong, with January to September sales reaching 72,804 units, a nine-year high.

The developer

Sunteck Realty was founded in 2000 and is headquartered at Sunteck Centre in Vile Parle East, Mumbai. It was formerly known as Sunteck Realty & Infrastructure. The company describes itself as a luxury residential developer with over 50 million sq ft across 32 projects and six brands, and it has 25 projects in Mumbai. Its total GDV stood at about Rs 46,880 crore at September 30, 2026. Of this, owned projects account for about Rs 14,632 crore, joint ventures and joint development agreements for about Rs 31,998 crore, and redevelopment for Rs 1,250 crore. The company says it added Rs 7,950 crore of GDV over the trailing 12 months across four additions.

On the pre-sales front, second-quarter FY27 pre-sales were Rs 824 crore, up 17%, and first-half pre-sales reached Rs 1,611 crore, up 19%. Collections for the quarter were Rs 371 crore, up 12%. Management has kept its FY27 pre-sales growth target, and analysts see the second-half launches as central to delivering it.

What comes next

Sunteck Belvedere Park in Mira Road East and the Andheri redevelopment are the two launches the company has named for the second half of FY27. Analysts on the call, including Motilal Oswal's Harsh Pathak, focused on how the Rs 7,000 crore pipeline and the two Mumbai projects will support growth. Market commentators have noted that launch timing will depend on approvals, construction readiness and demand. GDV represents the value of projects in the pipeline and is not the same as recognised revenue, so the timing of these launches will shape how the pipeline converts into reported results over the coming quarters.
