Sunteck Realty Plans Altavia Tower 2 at Oshiwara District Centre, Goregaon West

Published

Sunteck Realty Limited has announced plans for Altavia Tower 2, the second residential tower in its Altavia development at Oshiwara District Centre (ODC), Goregaon West, Mumbai. The tower forms part of the SunteckCity master-planned township that the developer began assembling in ODC when it acquired about 23 acres in the locality in 2016.

Management has indicated that the launch of Tower 2 and the start of its construction are planned for the second half of FY27, which runs from October 2026 to March 2027. Tower 1 of Altavia has already been launched, and the second tower extends the same concept of large, low-density homes on the Ram Mandir Road side of ODC. The project is registered under MahaRERA with registration number PR1181012502068, with a proposed completion date of 31 December 2031.

Project details and homes planned

Altavia Tower 2 is planned as a residential block of towers and podium, rising to 42 storeys above a structure of four basements, a ground floor and four podium levels. The residential floors run from the fifth to the forty-first, with the forty-second floor reserved for the clubhouse and a rooftop pool. Each floor carries only four apartments, and the project features a 21,000 sq ft entrance lobby served by nine high-speed elevators, with a private elevator for each home.

The homes are planned in two configurations:

  • 3 BHK apartments with carpet areas from 1,267 to 1,401 sq ft, priced from ₹3.75 Cr plus charges
  • 4 BHK apartments with carpet areas from 1,657 to 1,700 sq ft, priced from ₹4.90 Cr plus charges

Possession charges are listed at ₹6.5 lakh for a 3 BHK and ₹7.5 lakh for a 4 BHK. Booking is open through an expression of interest of ₹11 lakh, and the payment plan is linked to construction progress. Italian marble is planned for the living and bedroom flooring, with granite kitchen platforms and smart home automation.

The amenities are arranged across a podium and the upper floors. The 42nd-floor clubhouse covers 45,000 sq ft, and the wider amenity area is quoted at around 90,000 sq ft. Planned facilities include a swimming pool with a kids pool and a rooftop infinity pool, tennis, badminton, basketball and pickleball courts, a gymnasium, a spa, a yoga and meditation zone, a kids creche, a banquet hall, a library, a business centre, and landscaped gardens with a car-free podium. Services include 100 percent power backup, 24x7 water supply, 24x7 security and fire safety systems.

Stamp duty in Mumbai is 6 percent for male buyers and 5 percent for women, including a 1 percent metro cess, while registration is 1 percent of property value, capped at ₹30,000 for homes above ₹30 lakh. Under-construction homes attract GST at 5 percent without input tax credit.

The location

Altavia sits off S.V. Road in Somani Gram, Goregaon West, close to Ram Mandir Road. Ram Mandir railway station is about 450 metres away, and Goregaon railway station on the Western line is also nearby. Oshiwara station on Metro Line 2A is roughly one kilometre from the site, and Goregaon (West) station on the same line opened on 19 January 2023. Metro Line 7 along the Western Express Highway is about 2.2 km away, and the Western Express Highway itself lies around 2 km from the site.

Road access has improved recently. The extended Mrinal Tai Gore Flyover opened to traffic on 6 June 2026, linking Ram Mandir Road with Goregaon. The Goregaon-Mulund Link Road under construction by the BMC and a cable-stayed bridge across Goregaon Creek, with completion targeted for October 2028, are expected to add further links in the area. A DMart store is about 500 metres away, and Infiniti Mall is about 2.5 km away. Parks such as Joggers Park Oshiwara and Veer Savarkar Garden are close by, and the area is home to several multinational corporations and IT companies.
