Sunteck Subsidiary Acquires 4.5 Acres Beside New Link Road in Borivali

Sunteck Realty said on October 5, 2026, that a wholly owned subsidiary had acquired approximately 4.5 acres in Borivali West, Mumbai. The parcel is adjacent to New Link Road, a major route through the western suburbs.

The company described the transaction as an acquisition and said it was not a related-party transaction. The disclosure puts a sizeable land parcel in Sunteck’s Mumbai portfolio, although the company has not announced a project for the site.

Sunteck’s filing was made under the SEBI Listing Obligations and Disclosure Requirements rules. The October 5 disclosure date is distinct from the date the land purchase was completed. The acquisition was made by a wholly owned subsidiary, and the company characterized it as a non-related-party transaction.

The reports accompanying the disclosure also included Sunteck’s Q1 FY27 operating and financial figures. Pre-sales were approximately ₹787 crore, up 20% year on year, while collections reached approximately ₹409 crore, an increase of 17%. For the quarter, net profit was ₹42.3 crore, revenue was ₹191.6 crore and EBITDA was ₹66.8 crore. These were reported as year-on-year increases of 26.4%, 1.7% and 38.7%, respectively.

It was secured through an asset-light joint-development model, rather than the subsidiary acquisition announced in 2026.

A 2021 announcement concerning Sunteck’s separate Borivali West parcel cited the area’s road and rail connections and social infrastructure, as well as Metro Line 2A and the Coastal Road Project, then described as upcoming infrastructure.

More broadly, Borivali West’s established urban fabric makes local capacity relevant to future development. Roads, drainage, water networks, open space and local mobility have been identified in public discussion as infrastructure considerations for the suburb. These are area-wide considerations rather than assessments of this particular site.

Sunteck Realty’s footprint

Mumbai-based Sunteck Realty was founded in 2000 by Kamal Khetan. The company describes its portfolio as comprising about 50 million square feet across 32 projects, with activity concentrated in the Mumbai Metropolitan Region. Its stated footprint includes BKC, Goregaon, Naigaon, Mira Road and Vasai West.

The company has described acquisitions and partnerships as part of its growth strategy in the MMR. Its 2021 Borivali West joint-development deal is an earlier example of its activity in the suburb, while the 2026 transaction is structured as an acquisition by a wholly owned subsidiary.
