Sunteck Realty Limited has moved its ultra-luxury ambitions into the Malabar Hill area through Napeansea Road, the arterial stretch that sits within Malabar Hill's broader precinct in South Mumbai. The company's project is located at Napeansea Road in the Malabar Hills area of Mumbai. This is not a peripheral bet: Sunteck Realty Limited announced on September 29 the launch of Emaance, an exclusive ultra-luxury real estate brand, with plans to roll out projects worth 20,000 crore over the next 12 months across two landmark locations.
The first Emaance development at Nepean Sea Road is positioned as one of the country's most exclusive residences, comprising 40 to 50 large-scale homes, each ranging from 8,000 to 10,000 square feet, with prices starting above Rs 150 crore. Launch pricing is expected to begin at about Rs 2.5 lakh per square foot, ranking it among India's most premium properties. Each unit is planned as a full-floor residence: every residence will span an entire floor, with some designed as double-height duplexes boasting ceiling heights over 4.5 metres, significantly higher than the usual 3 metres. Residential floors will commence only from the 16th or 17th floor, ensuring privacy and panoramic views.
Sunteck's arrival in the Malabar Hill corridor builds on a specific institutional history rather than a fresh entry into luxury housing. Sunteck Realty Limited, founded in 2000, is a prominent real estate development company based in Mumbai, India, that has grown significantly since its inception, focusing on residential and commercial properties primarily in urban locations. In 2007, Sunteck entered the public markets, listing on the Bombay Stock Exchange and National Stock Exchange under the symbol SUNTECK, and the IPO raised around Rs 500 crores.
The company's reputation in high-value residential product was built at Bandra Kurla Complex. The company first established Bandra Kurla Complex (BKC) as a premium destination with Signature Island over a decade ago and has since expanded its portfolio to 52.5 million sq. ft. across 32 projects. Built by Sunteck Realty Limited, Signature Island features all duplex homes of 7,500 and 11,500 square feet, and the project was completed in 2015. That flagship set the template Emaance now extends to South Mumbai: full-floor and duplex living, restricted unit counts, and design-led execution.
Financially, the scale behind this expansion is documented in regulatory disclosures. The company has more than doubled its GDV from Rs 12,500 crore in FY2022 to Rs 30,100 crore in FY2024. A year earlier, Sunteck had already signalled intent for this exact stretch of the city: in a regulatory filing, the company said it was set to enter two of Mumbai's most exclusive and sought-after locations, Nepean Sea Road in South Mumbai and Bullock Road, Bandstand in Bandra West, to develop these sites into ultra-luxurious residential apartments. Sunteck has since carried this ultra-luxury thesis beyond Mumbai: the company has said it will enter Dubai's realty market with an ultra-luxury project pipeline of UAE Dirham 15 billion over the next three years.
Malabar Hill and its immediate corridor, including Napeansea Road, remain among the tightest supply pockets in Mumbai's residential market. As of March 2026, the average asking price in Malabar Hill is Rs 95,700 per sq ft, an appreciation of 3.59% compared to previous periods, indicating sustained demand for premium residential assets in this prestigious locality. Property rates in Malabar Hill have shown a clear upward trajectory, moving from Rs 61,050 per sq ft in June 2025 to Rs 95,700 per sq ft by March 2026, a trend that reflects the narrowing supply of high-end residential inventory. Carpet-area quotes in the immediate vicinity run higher still: apartments in Malabar Hill sell for about Rs 75,000 to Rs 150,000 per sq ft carpet, as of June 2026.
Demand here is structural rather than cyclical. South Mumbai has always been considered the heart of Mumbai, known for its heritage architecture, luxurious sea-facing homes, and cultural landmarks, and over the decades it has retained its reputation as the most desirable residential hub for high-net-worth individuals, corporate leaders, Bollywood celebrities, and NRIs. Sunteck's own commentary on the Emaance brand reflects this reading of the buyer pool: the opening of Emaance places Sunteck in a market dominated by ultra-luxury homes intended for industrialists and international business families, with the mix of Downtown Dubai and Nepean Sea Road, India's most upscale district, giving the brand credibility among international HNIs.
The Malabar Hill precinct's appeal rests as much on what surrounds it as on the addresses within it. It remains South Mumbai's most exclusive residential area, with the Hanging Gardens and the Governor's residence nearby. Within the city's transit grid, the nearest train station, Mumbai Central, is just 2.15 kilometres away, while Chhatrapati Shivaji International Airport is approximately 12.99 kilometres away. A Sunteck development on this stretch also plugs into the arterial network that defines South Mumbai commuting: residents can enjoy easy access to major arterial roads like Marine Drive, Peddar Road, and Malabar Hill Road, and the location is well-connected to business districts such as Nariman Point and Lower Parel.
For a buyer evaluating Sunteck Realty's presence around Malabar Hill, the relevant reference point is not a mass-market launch but a deliberately restricted, full-floor product positioned at the very top of Mumbai's price ladder. The company is targeting margins of 40-50 per cent from these projects, priced at around Rs 2.5 lakh per square foot, with each apartment spanning approximately 10,000 square feet. All future launches under this strategy will be located in prime South Mumbai micro-markets and will feature uber-luxury amenities, with about 38 per cent of Sunteck's portfolio as of Q1FY26 already comprising uber-luxury projects. That positioning sits alongside, rather than replaces, the company's wider base: Sunteck's developments are differentiated under six brands, including Signature for uber-luxury residences and Signia for ultra-luxury residences, alongside premium, marquee, and aspirational-luxury lines. A buyer drawn to this address is, in effect, buying into the same design and delivery discipline that Sunteck established at BKC's Signature Island and is now extending, floor by floor, into one of South Mumbai's oldest and most land-constrained neighbourhoods.
